New Home "Charlie Chan" Inspection
Most of today's houses are designed to a minimum standard. Often they are built to less than the minimum standard. With no room for error such as poor workmanship, systems often fail. We can identify where the system can fail and what remedial action is necessary.
Should I be there?
I prefer it if you are there – after all, it is your home. If you have lived there for several months, you no doubt have specific concerns to be addressed in addition to what I will find. Follow me around and ask questions. Remember, I'm working for you.
How long will it take?
It depends on the size of the house, what I find, and how many questions you have. Most new home inspections take 4 to 5 hours, but there is no time limit. I will spend as much time as necessary to make sure you have the information you need.
What do I get?
Following the inspection I will send you a full report (via e-mail, fax or mail) It may take a few days to complete. It takes time to wade through the building code, and other documents, to find the references needed to make the report solid. This report will focus on the deficiencies, citing the Alberta Building Code and manufacturer's specifications which the builder is responsible for adhering to. This report will give you a firm basis for pursuing the builder.
In addition, I will be available to you as a free consultant for the next year in the event you have any questions or concerns.
